LOCATION The peaceful hamlet of Bolberry nestles in a valley less than half a mile from the National Trust owned Bolberry Down and the dramatic South West coast path. The village of Malborough, with two pubs, a post office and mini-supermarket, is a mile or so away. A similar distance down the valley is the delightful old fishing village of Hope Cove with beautiful sandy beaches, tea room, shop, Hope & Anchor pub and restaurants.

VIEWS From the garden and first floor there are beautiful views of surrounding woodland and countryside across the valley.

ENTRANCE The barn is accessed from the garden into the lower hall way with tiled floor and storage for coats and shoes.

KITCHEN/DINING ROOM A large, bright open-plan room with beamed ceilings. The well equipped shaker-style kitchen includes electric ceramic hob and oven, dishwasher, fridge-freezer, washing machine, microwave and blender, with a further fridge and tumble-dryer in an outbuilding. Children's crockery/cutlery provided. The large oak table provides seating for 8 and can be extended to accommodate 10–12.

CLOAKROOM Accessed from the upper hall is a cloakroom with w.c. and wash-hand basin.

LOUNGE The large living room with feature window, giving views of the garden and countryside beyond, leads off the dining room and has three 3-seater sofas, log burner with built-in safety guard and wall mounted plasma screen TV with Freeview, integrated DVD, CD and iPod compatible stereo system. Nintendo Wii entertainment system. Basket of infants toys. Small DVD library.

BEDROOMS Four in total on the ground floor. The master bedroom has a king-size bed, wardrobe, drawers and en-suite with bath & overhead shower, wash-hand basin, w.c. and heated towel rail. The second bedroom has a king-size bed, wardrobe and drawers and en-suite with shower, wash-hand basin, w.c. and heated towel rail. Bedrooms 3 and 4 are similar sized twin rooms, each with two 3’ single beds and wardrobe or drawers. A further fifth bedroom/study on the first floor has a two-seater futon which extends to provide an extra double bed. A travel cot and high-chair are available and the stairs have built-in stair gates at top and bottom. N.B. All duvets, pillows, bed linen and towels are provided.

BATHROOMS In addition to the en suites mentioned above there is a family bathroom with bath & overhead shower, wash-hand basin, w.c. and heated towel rail.

OUTSIDE Large, extensive West-facing gardens with lawn and paved areas. The upper level has a gate that opens onto the lane leading to Hope Cove and a graveled area with picnic bench. Lawn and steps lead to the lower area with further lawn and a paved area with table, chairs and sun-umbrella. Little Tikes junior activity slide. Fully enclosed so ideal for children.

DIRECTIONS
Turn off the A381 Kingsbridge/Salcombe road at Malborough, following signposts for Hope Cove and proceed through the centre of the village. After passing the church on your right hand side, fork left, signposted Inner Hope Cove and Bolberry. Proceed along this road for about half a mile and then take a right turning signposted Bolberry. On reaching the hamlet of Bolberry turn right into a private road at the sign Bolberry House Farm. The entrance to Bolberry Court is a short distance down the road on the left.
